7-15-24 Update for Owners

Dear Owners,

We appreciate all of our owners for their cooperation and support during these trying times recovering from Hurricane Beryl.   We have tried to communicate consistently and are committed to keeping everyone as up to date as possible. We have been asked to provide more detail in our updates and this update will attempt to fulfill those requests.

Let’s start with the good news, we have power to the remaining sections of the west building as of 10:30 am this morning!!    We now have full power to all units in both buildings! Although we remain cautiously optimistic because there have been cases where restored power becomes intermittent, we will be watchful for this.  We are so thankful for the hard work of the linemen who helped get these services restored.

We also received phone service to the offices this morning so communication lines are opening up! While we have had intermittent e-mail capabilities, we have also been able to communicate with owners by e-mail, although not as timely as we typically do.

And the TV system in all units is coming up as we type this update. Bringing these systems up after loss of service is often met with intermittent interruptions but we are hopeful to also be able to cross those two services off the list of issues!

We also have service to the elevator phones as of this morning which was one of the reasons the elevators were not able to be operated. We realize this was an inconvenience but if someone were to get stranded in an elevator with no mandated emergency call option, it was too dangerous and too great a liability.  But once again, the elevators are up and running!!

We are still waiting on some services from Comcast for the office intenet (which controls the Property Management Operating System), and most importantly, the property wide fire alarm system.  We have been in constant search for updates from Comcast and  will remain vigilant in contacting them for updates and provide that information as soon as we have knowledge of progress.

Because Comcast runs the property wide Fire Alarm System which is currently not able to fully function, we are still not in a position to recommend welcoming guests to the property. The Fire alarm system is a life safety requirement for the property. We have been providing fire watch rounds and the system provider is scheduled to come out tomorrow so are hopeful to have a “green light in the next several days.

As previously noted, we have filed a claim with the HOA Insurance carrier and we just received notice that an an adjuster has been assigned to inspect the property and make a detail list of all damages for the claim.  Of course, we have also started our own lists of damages and have photos to provide to the adjuster.  As the days go on, we are finding more subtle or newly appearing damages and making note of those as well.

The lobby and meeting room damages are being mitigated by a contractor who has removed the water soaked ceiling tiles and is continuing to dry the carpets and remove damaged sheet rock.

Also as previously reported, all owners are encouraged to inspect the interiors of their units and take photos of any damages and report those to their individual insurance carriers.

Because the property management system is still down, the monthly HOA statements will not be sent out on the 16th, but we will get them sent out as soon as possible. There will be no late fees this month due to this inconvenience!

We realize some owners are utilizing their units while the property is not fully open due to the fire alarm system being out.  As a result we are requiring and issuing parking permits (although not currently charging due to the operating system being down) to ensure we know who the vehicles on property belong to in the event of an emergency.

After 6 days without pumps running in the pools, we have been working hard to stabilize the required chemicals in both pools.  The East pool is currently ready and both will be open soon.

The offices have been open and security patrols have been performed as normally scheduled through out this past week.  We appreciate all of the employees who showed up to “weather the storm” while dealing with their own very challenging damages and conditions at home.

We realize this storm has been a major inconvenience for everyone and we are thankful to have such a dedicated team and so many supportive and encouraging owners.  We will provide another update as soon as the remaining service statuses change.
