Expansion of the Exxon Convenience Store

Casa del Mar owners were recently notified of a public hearing of the Galveston Department of Planning and Community Development regarding a proposed expansion of the Exxon Convenience store located on the corner of 61st & Seawall. Below are links to a copy of the notice from the Planning Department as well as a flyer from the developer/owner who is planning the expansion of the site. From our research and discussions with the developer, the project seems to have no direct effect on Casa del Mar, therefore your Board has no reason to dispute the proposed plans. However, any owner wishing to do so may contact the City directly as per the instructions on the notice.

As of March 25th, we can report the following:

The front east elevator was up, up, up and running on March 18th, just in time for the busy week of Spring Break and the rear east elevator is running as of today! We are very appreciative of the Schindler Elevator crews for working us into their hectic schedules as our power situations evolved. As you can imagine, there are hundreds of elevators that were damaged and out of service throughout the island and Galveston County as a result of the storm and we're thankful to finally have all 4 of ours back in service!

As of March 13th, we can report the following:

The remaining units in the east building (100 � 113, 200 � 213 & 300 � 313) have permanent power as of today. This is a major landmark in our recovery efforts � 6 months to the day since Hurricane Ike rolled ashore, we have completed the replacement of the electrical distribution systems property wide!

Thanks to all of our owners and their guests for their patience and cooperation as we completed this project!!!

As of March 10th, we can report the following:

We have called for the City Inspectors to come out and approve the electrical work on the remaining units in the east building and are hopeful they will be here on Tuesday March 10th or Wednesday March 11th. If all goes well with the inspections, the City will authorize Centerpoint to install the remaining meters which usually takes several days.

As of February 26th, we can report the following:

Although we had planned to have service on in the 14 � 29 units by today, we have had a delay with Centerpoint. We expect them to be on site tomorrow and the units should have power by 6pm on the 27th. We will post any delays on the web-site if they occur.

As of February 19th, we can report the following:

The first group of units in the east building (units 130 � 145, units 230 � 245 and units 330 - 345; also called the "Y" units) were released for occupancy with permanent power on Friday the 13th of February � just in time for the 1st weekend of Mardi Gras! It was close, but we made it...It came down to the wire (no pun intended) when we powered the units up and then had a failure on the Centerpoint side. Luckily, Centerpoint was able to come out and replace the bad parts on the transformer and the units were ready to go by around 7pm. This is a good example of why we are reluctant to offer exact dates for when power will be restored but we do our best to give a reasonable time frame in which owners can expect their units to be ready for occupancy.

The electricians, Center Point and City Inspectors have been coordinating our electrical distribution replacement efforts and we are anticipating the east building permanent power to be restored in phases as follows:

As of January 22nd, we can report the following:

We are pleased to report that both of the elevators in the west building are up, up, up and running! Schindler Elevator technicians did a great job getting them back in service so quickly and we appreciate their hard work. They have completed some of the work on the east building elevators; however, the lack of power in that building is proving to be a challenge for the project. We are working diligently with the electricians and elevator technicians to coordinate this and will keep you updated as progress is made.

As of December 24th, we can report the following:

Merry Christmas and Happy Holidays to Everyone! - All west building units have all had their permanent power restored and Centerpoint has finished the final meter installations for the building service panels which control the common area lighting in the main hallways and center stairwells. The entire west building is operational and ready for occupancy. We will have quite a bit of detail work to complete in the west building involving timers and replacement of some common area fixtures over the next week or two.

As of December 19th, we can report the following:

Holiday Greetings To All! We are making significant progress with the electrical distribution replacement projects. We hope to have power to all west building units and the majority of the common areas by December 22nd. When power is restored, we will go into each individual unit to verify that each meter is wired and labeled properly. We will also be checking all common areas to ensure they are adequately lit in order for owners and guests to have safe pathways for ingress and egress.

As of December 12th, we can report the following:

The contractors have been working away � some days with as many as 14 electricians on site! We have made significant progress and are in the final stages of determining the schedule to bring the west building units back into service and preparing to take the east building units out of service to bring permanent power to the east building. We will post that schedule as early next week as possible after confirming the timelines with the contractors.

We hope all of our owners and guests are preparing to enjoy a safe and happy holiday season and we would like to take this time to express our appreciation for all of the patience and support we have received over the past few months. We have learned from our experience recovering from Hurricane Ike that we have so much to be thankful for and that we should never take for granted the many �luxuries� we enjoy each day. Coming back to the island and not having even the basic services of water and power was a very humbling experience. Then consider not having restaurants, grocery stores, gas stations or postal service � not to mention no telephones, internet, fax machines, copy machines, etc., etc.

The west pool resurfacing is complete and the pool heater is on site and should be installed within the next few days. We are weighing the pros & cons of starting it up, as the limited number of guest using the pools may not warrant the expense at this time.

With each passing week, we are seeing the island getting cleaner and more back to "normal". Although we have a long road ahead, we are proud of what has been accomplished in the past 7 weeks since the storm hit.

As of October 24th, we can report the following:

The Casa del Mar Homeowners Association, management team and the Board of Directors have been diligently working with our insurance carriers to get the necessary repairs approved for payment in order to move forward. At this point we have firm proposals for the complete replacement of the electric meters and panels that were submerged during the storm surge from Hurricane Ike, however, we have not been able to obtain approval from the insurance company in order to move forward. This same scenario applies to our elevator equipment and satellite equipment. As soon as the insurance company gives us the necessary approvals, we will immediately place the orders for the materials and equipment for each of the projects. We are being told by our vendors of the providers that delivery of the materials, in most cases, will take at least 2 - 4 weeks before installation can begin.

As of October 14th, we can report the following:

At the joint meeting of the Casa del Mar Homeowners and Rental Associations, held on Saturday, October 11, 2008, the Boards of Directors of both Associations, the Management Company and Insurance representatives were on hand to provide owners with an update on property conditions, recovery efforts and to answer questions. Tom Martin, President of the Homeowners Association and Scott Brasington, President of the Rental Association, both expressed their appreciation for the owner's support during these challenging times.

As of October 7th, we can report the following:

The city wide "boil water" warning has been lifted for the area surrounding Casa del Mar, however, some areas of the island still remain restricted. The city's curfew has been lifted to midnight.

As of October 3rd, we can report the following:

We have run temporary power to the majority of the east building and continue to bring units on line daily. As of 10-3-08, Units 100 - 329 have power and are able to be occupied. Units 130 - 345 are expected to have power no later than Tuesday, October 7, 2008.

Homeowners Meeting Notice: October 11th 9:00 a.m.

The Casa del Mar Homeowners and Rental Associations will be holding a joint meeting at 9:00 a.m. on October 11th at Bay Area Christian Church. We will be discussing property conditions, insurance matters and the effects to the Rental Operation as a result of Hurricane Ike. All owners are welcome to attend.

As of September 24th, we can report the following:

Although the City of Galveston is now allowing people back to the island, many areas still do not have electrical power - including Casa del Mar. We are diligently working to set up the necessary connections between our temporary generator and the nearly 300 individual electric meters we have on the property.

As of September 17th, we can report the following:

Upon the City's call for a mandatory evacuation, staff executed our hurricane procedure plan and was able to close the property by 2pm on Thursday, September 10th. Most of the staff evacuated the island by early Friday, September 11th. Everyone is currently staying with friends, relatives or in hotels throughout the state, some on other states.
