Dear Casa del Mar Homeowner,
On May 30, 2009, the Casa del Mar Homeowners Association held a Special Called Meeting to vote on two ballot issues related to our Hurricane Ike recovery efforts. The first initiative was to approve a Special Assessment for up to $10,000 per unit to pay for Hurricane Ike repairs that have been made, but have not been paid for by insurance. The second initiative was for a "hold back" of funds for future improvements to the property, should there have been any additional funds available once insurance proceeds had paid for the damage claims and after all Association liabilities had been met.
Both ballot initiatives failed to pass; the assessment initiative failed with 99 votes in favor and 57 votes opposed (104 votes were necessary to achieve the 2/3 approval required by the associations governing documents) and the "hold back" initiative automatically failed with the assessment vote.
Moving forward, the Association is at a very important crossroads. Your Board of Directors are considering and researching a number of options that may be available to the Association. Within the next two weeks additional information will be mailed to each homeowner outlining the next steps that your Board will be presenting to the members.
